Eden Mill Distillery is a Scotch whisky distillery located in Guardbridge, near St Andrews, in the Lowland region of Scotland. It was founded in 2014 and is currently owned by Ruby Capital, the investment vehicle of Scottish entrepreneur Tony Banks, following a December 2025 acquisition. Built on the site of the historic 19th-century Haig family Seggie distillery, Eden Mill was Scotland's first business to combine a working brewery and a whisky/gin distillery on a single site.
Eden Mill's story began in July 2012, when Anthony Kelly and Paul Miller, a former Molson Coors director, founded Eden Brewery on the banks of the Eden Estuary at Guardbridge, Fife, on the 38-acre Eden Campus site owned by the University of St Andrews. The location carries deep whisky heritage: the Haig family built the Seggie distillery there in 1810, which operated until 1860 before being converted into the Guardbridge Paper Mill, itself closed in 2008.
In 2014, Eden Mill added spirit production alongside its brewing operation, becoming Scotland's first combined distillery and brewery and beginning production of both gin and single malt Scotch whisky, initially using three small 1,000-litre alembic stills. The first limited single malt bottlings were released in 2018. In 2021, investment firm Inverleith LLP acquired a majority shareholding to fund large-scale expansion, and construction of an entirely new production facility began in 2023. The rebuilt distillery, with a projected annual capacity of around one million litres of new-make spirit, was commissioned in April 2025, and a new visitor centre — with tours, tastings, a top-floor bar overlooking the Eden Estuary, and a golf simulator reflecting the distillery's proximity to St Andrews — reopened to the public in October 2025. In December 2025, Eden Mill was acquired by Scottish entrepreneur Tony Banks through his investment firm, Ruby Capital.
Eden Mill's whisky range centres on single malt Scotch matured in both bourbon and sherry casks, released in peated and unpeated styles; the unpeated expressions show notes of green apple, toasted cereal, white pepper and vanilla, while the peated releases carry a gentle, sweet smoke. Limited-edition finishes have used ex-Amarone and Cognac casks. Alongside whisky, Eden Mill is also well known for its range of gins, and the distillery sells private casks to collectors through its "cask mastery" programme. Following the 2025 rebuild, more substantial aged single malt releases are expected from around 2027 onward as new-make spirit from the expanded stills reaches maturity.
